Booking Terms & Conditions
Please read these terms carefully before making a booking with KayCee Living. By confirming a booking, you agree to these terms and conditions.
Making a Booking
Bookings can be made directly through our website, by phone, by WhatsApp, or through third-party platforms (Airbnb, Booking.com). A booking is confirmed only when we have acknowledged it in writing and received the required deposit or full payment. You must be at least 18 years old to make a booking. The person making the booking is responsible for ensuring all guests comply with these terms.
Payment
For direct bookings, we will confirm payment details at the time of booking. We typically require a deposit to secure the booking, with the balance due before or on arrival. For bookings made through Airbnb or Booking.com, the payment terms of those platforms apply.
Cancellation — Direct Bookings
If you need to cancel a direct booking: • Cancellations made more than 7 days before check-in: full refund of any deposit paid • Cancellations made within 7 days of check-in: the first night's accommodation charge is non-refundable • No-shows: the full booking amount is non-refundable We strongly recommend taking out travel insurance to cover unexpected cancellations.
Cancellation — Platform Bookings
Bookings made through Airbnb or Booking.com are subject to the cancellation policy displayed on those platforms at the time of booking. Please refer to your booking confirmation for the applicable policy.
Check-In & Check-Out
Standard check-in is from 3:00pm. Standard check-out is by 10:00am. Early check-in or late check-out may be available on request, subject to availability, and may be subject to an additional charge. Please let us know your expected arrival time in advance so we can arrange key handover.
Number of Guests
The maximum number of guests permitted is stated in the property listing. Briany House accommodates up to 6 guests. La Belle Maison rooms are let individually. Unregistered overnight guests are not permitted. Day visitors are welcome with prior agreement.
Pets
We welcome up to 2 dogs at both properties. Dogs must be well-behaved and kept under control at all times. At La Belle Maison, dogs must be sociable as our three resident cocker spaniels live on-site. Guests are responsible for any damage caused by their pets. Dogs must not be left unattended in the property. Please declare any dogs at the time of booking.
Damage & Security Deposit
Guests are responsible for any damage caused during their stay beyond normal wear and tear. We reserve the right to charge for the cost of repair or replacement of any damaged items. For some bookings, a refundable security deposit may be required. This will be confirmed at the time of booking and returned within 7 days of check-out, subject to the property being left in good condition.
Our Right to Cancel
In exceptional circumstances (e.g. property damage, unforeseen events), we reserve the right to cancel a booking. In such cases, we will provide as much notice as possible and offer a full refund of any amounts paid. We are not liable for any additional costs incurred as a result of such cancellation.
Liability
KayCee Living is not liable for any loss, damage, or injury to guests or their belongings during their stay, except where caused by our negligence. Guests are advised to ensure they have appropriate travel and personal insurance.
Governing Law
These terms and conditions are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
